CDFI lender is set to issue its largest non-QM MBS offering
California-based Change Lending, which provides financing to low-income and underserved borrowers, is prepping a $465.1 million securitization backed by non-qualified mortgages, its biggest offering yet.
The transaction comprises “no ratio” loans or mortgages that don’t have income documentation. Change Lending was able to originate such loans because of its CDFI certification, which means it is not subject to the Consumer Financial Protection Bureau’s ability-to-repay requirements.
The MBS deal received preliminary AAA ratings from DBRS. The loans have an average credit score of 736, with an average combined LTV ratio of 73.1%. Borrowers have 39 months of reserves on average.

The non-QM securitization comes just a few weeks after its $283 million securitization of residential home loans originated entirely by a CDFI (Community Development Financial Institution).
“We are proud to have been the first CDFI to securitize its own residential loans earlier this year,” said Jesse Elhai, managing director of capital markets at Change. “Today, we took another step towards bringing racial and social equity to homeownership by closing the first AAA-rated RMBS securitization by a CDFI. This transaction validates the importance of the exemptions provided to CDFIs by the CFPB to fairly and responsibly meet the needs of minority and low-income borrowers.
